售楼部虚报楼盘价格? 为啥这些盘成交价这么低

[摘要] 在售楼盘的成交价距离市场价有一定差距,这其中网签滞后性是价格差出现的主要原因,但造成这种现象也有其他原因。

11月16日成交数据显示,共有41个小区成交,成交115套房,成交均价5177元/㎡,成交涉及呼和浩特各个区域。

首先考虑网签滞后性。在数据库中千家和众新家园的信息早可以追溯到2013年2月,当时的住宅均价是6000元/㎡,随着时间的推移,逐渐变成了5988元/㎡,也就是说其实千家和众新家园的市场价一直是没有大幅度变化的,从来没有过4900元/㎡的时候。

其次考虑楼栋位置和楼层影响。千家和众新家园高层共有4栋,31#32#33#34#,均位于30栋多层住宅后,其中32#33#靠近小区主干道,边户可能会有影响,因此考虑价格会低于均价。从楼层来说,不同楼层的价格是不同的,一般在每层差价30-50元之间,但项目不同差价不同,而项目对外宣传的一般是均价,所以如果选择楼层不是特别好的话32#是有可能出现低于平均价的情况的。

后考虑项目优惠。千家和众新家园对外宣传优惠力度并不大,今年以来大的优惠也不过是全款95折,5988*0.95=5688元/㎡,考虑项目可能会有隐性优惠,楼层和楼栋位置影响,成交价在4900元/㎡,属于正常范围,但满足这样价格的房子应该不多,并不能真实反映项目成交价格,购房者做个参考就可以。
